This is a commercial building with a total floor area of 1,152 square metres, comprising a single storey of 712.90 square metres, as well as an office block spread over two storeys of approximately 100 square metres per storey, and a caretaker’s accommodation block spread over two storeys of approximately 64 square metres per storey, in addition to porticoes and a terrace.


The property is of a regular shape, divided into two rectangles; the office block is situated on the side of the building facing the road and is connected internally by an internal door. Surrounding the building is a tarmac-surfaced outdoor area for parking and loading/unloading goods. The caretaker’s accommodation is situated in an area adjacent to the warehouse, separated from the production area by a fence and featuring independent access.

The office block features large glazed areas. Outside the building there is a metal canopy attached to the warehouse itself, as well as a vehicle wash area.

The caretaker’s accommodation is likely to be of a framed structure with reinforced concrete beams and columns and block infill; the external walls are finished with standard plaster and painted, and the roof is pitched. The entire perimeter of the plot is fully fenced, partly with reinforced concrete walls and partly with a metal fence on a concrete base; The external area consists of tarmac-surfaced yards all around the warehouse, whilst the area surrounding the caretaker’s accommodation – which is separated from the warehouse service area by a low wall with wire mesh – is partly tarmac-surfaced and partly left as green space.


Access is provided from Via Filippo Giambanco via a metal pedestrian gate and an automated metal vehicle gate.

Access to the caretaker’s accommodation is via a pedestrian entrance and a vehicle entrance, both fitted with metal gates.
